Charlotte, NC commercial real estate. The top five hottest commercial condo markets. Hi Charlotte, NC commercial real estate investor and small business professional. In this concise video what we’re going to be talking about is a top five hottest commercial condo markets in the Charlotte, NC area ranked by sales within the past 12 months. Now the North Carolina Real Estate Commission just quickly wants me to tell you that I am Jeff Taylor, commercial realtor with NorthGroup Real Estate Inc. in the Charlotte, Lake Norman market. I’m also the owner of the JeffTaylorTeam.com, licensed brokers since 1991, retired commercial appraiser and I’ve lived in Charlotte since 1968. So I know the Charlotte market. Glad we got that out of the way, let’s go. All right, so number five is the airport submarket. We have nine commercial condo sales in this submarket in the past 12 months. Say all right Jeff, where’s that? It is right over here. You see the… Like here’s downtown central Charlotte. So the southwest area, there is our airport right there and the convenience of this, the airport market, is in the airport area right there. Okay. Easy enough. So nine sales there. Next up, number four is South Charlotte submarket, 14 commercial condo sales within the past 12 months in the South Charlotte submarket. Like great Jeff, where’s that? There is central Charlotte, come straight down in the southern portion. You see, we’ve got South Charlotte and then below this, we call that South Mecklenburg. There’s 45, so South Charlotte has 14 commercial condo sales in the past 12 months. All right, number two/three, we have a tie here, the Cotswold/Midtown market and the South End submarket. 16 sales in each of these submarkets. Let’s take a look. Okay. So Cotswold/Midtown area right here, just southeast-ish of our downtown central business district. Okay. That’s Cotswold/Midtown. And then South End, right here. Just adjoins downtown Charlotte. This area, super hot. I mean, there’s just a ton of activity going on here in the South End area. Okay. Number one is our North/I-77 submarket with 23 sales. They call this like North/I-77, that sounds boring for what it is, really. I mean, it’s like Norman, there’s Huntersville, it’s Cornelius, Davidson. I mean, this is a fantastic area as evidenced by, look at this, 23 sales. Ton of commercial condos up there. When I’m talking about commercial condos, we’re talking about office condos, warehouse condos, medical office condos, retail condos, and lex condos, you know like hybrid office warehouse condos. So what I’m talking commercial condos, that’s what I’m talking about. All right, here is the North/I-77 submarket, so you can just see that’s what we went over. There’s Davidson and Huntersville, Cornelius right here. Just a fantastic, fantastic market. Okay. Let’s give you a little recap. So for the Charlotte, NC commercial real estate top five hottest commercial condos, a recap: nine sales in the airport, 14 South Charlotte, 16 South End, 16 Cotswold, 23 in North/I-77. And you may say, well, where’d you get all this information Jeff? What’s the deal with this? Well, it’s personally curated by me. Yeah. I spend time getting all this data from Mecklenburg County and putting it into usable content. So it’s personally curated from me, it all comes from Mecklenburg County and okay, so that’s where it comes from. All right, so if you’ve been watching my videos for any length of time, you know that there is always a bonus. So you’re like Jeff, it’s your consecutive weekly video number 63, do you have a bonus? Yes, I do have a bonus. What is the least active commercial condo market? Hmm, the least active, so no sales. How about that? There’s no sales. What is it? South Park. South Park has zero, zero sales. So that was the area, it’s like right down here from our central business district straight down there. No sales. So that’s just crazy. I mean, it’s a fantastic market and nobody’s wanting to sell anything, very interesting. All right, cool. So I hope you’ve enjoyed this video.
