Commercial real estate, Charlotte, North Carolina. The top five hottest commercial condo areas right now. That is what you’re going to learn in this my 54th consecutive weekly Thursday video. It’s pretty good, huh? So that is what we’re going to talk about. We’re going over the top five hottest commercial condo area. We’re talking about commercial condo. We’re talking about, okay, could be medical office, could be like a retail condo, could be office condo, sub retail condo. So we’re just looking at commercial condos as a whole. Okay? So let us get with it. You want to know the hottest areas if you’re thinking of maybe buying? Get you a little Charlotte commercial real estate. I’m going to give you the top five. It’s going to be the hot, hot markets. Okay. Real quick. I just need to tell you, I am Jeff Taylor, commercial realtor broker with the North Group real estate here in Charlotte Huntersville market, owner of the JeffTaylorTeam.com, licensed brokers since 1991 and retired commercial appraiser. And I’ve lived here since 1968. So I know the Charlotte market. There. Had to get that out of the way. So, number five, central business district. Six commercial condo sales in the past year. All right Jeff, where’s that? This is going to be an easy one. Central business district right here in the smack-dab middle of Charlotte, County, right there. Okay. So, six sales last year. Number four, Matthew’s sub market, seven commercial condo sales in the past year. They’re like, Jeff, where is Matthews? If you’re new to the area, see right here? Well, you come down the South East-ish area, here is Independence Boulevard running along here, central business district there. This is our Mecklenburg union County line right here. So, the Matthew submarket right there. Next, number three is Cotswold, Midtown. 11 commercial condo sales in this area. This area, Cotswold is such a small finite area. There’s not a whole lot of activities as far as sales go there. Like this one that I’m showing you right now, when they go on the market, boom, they’re gone super fast. So, I include Midtown in this area because a lot of my folks, if they’re looking like, well, Jeff if I can’t get into Cotswold, where can I go? We go up Randolph Road, just a little bit into Midtown. Very comparable area, even getting more desirable. You get near the hospitals. Okay. So, here it is specifically. It adjoins the Matthews market. You just kind of move right up into, towards the center, central business district right there. That’s the Matthews… Oh, excuse me. Cotswold Midtown sub-market. All right. Number two. We’ve got a tie, South Charlotte and South End. 12 commercial condo sales each in the past year. Okay? So, let’s take a look. You’re like, all right, well, we’ll start with South Charlotte right here. You see South Charlotte, it’s just North of 485, kind of runs from the southern border would be maybe highway 51 would be a good one and going up towards the south park area, but not into south park, this whole little area, but not into Ballantine, Touringdon, Waverley, not any of that. Just kind of on the north side of that. Okay. And then south end, south end’s just so hot, super hot. Right here to join, it’s the central business district. It’s along South Boulevard, South Tryon. It is just our eclectic really cool area. Awesome. Just fantastic area. East Boulevard, highly desirable, great restaurants and old office space, old converted homes. It’s really cool. Okay. Let’s move on. Number one, 24 commercial condo sales in our north I77 sub-market. So, this is really like Lake Norman, Cornelius, Huntersville, Davidson. Okay? Highly desirable area. I mean, look right here, these are condos, commercial condos, right back here. That’s not too shabby. Look, right here on the lake, take your boat to work. Yeah, that’d be pretty sweet. My first boss has a business in one of these right here. So yeah, it’s really cool. He would take his boat to work. Very cool. All right. So, you’re saying, well, where’s the north of I77 sub-market, Jeff? Well, how about I77 right here and North Mecklenburg? Boom. Nailed it. That’s it. Okay. So, if you… Let’s see. Oh yeah. We’ll do a little recap first. So, let’s take a look here. The five hottest commercial condo areas, central business district, six, Matthews, seven, Cotswold Midtown, 11, 12 for Tie South End and South Charlotte and then 24 for North I77. Cool. That’s our nice recap. So, here’s what I was going to say. If you’ve been watching my videos for any length of time, you know there’s always a bonus. You’re like, Jeff, what is the bonus to this? Let’s get to it. What is the least active sub-market? That is a good question. It is South Park. That is our least active market. So, you can see right here, this is South Park and there are just not a lot of sales going on. It’s highly desirable. Everybody wants to be there. No one’s selling anything. That’s the kicker. There are office condos there, a ton of them along Fairview, but no one is selling. One commercial condo sold of last year. So, it’s kind of interesting. I mean, you would think that, oh, well there’s only one sale because no one wants to be there. No, no, no, no, no. Everybody wants to be over there. Okay, cool.
