We are talking about small warehouse space for sale in the Charlotte-Mecklenburg County market. We’re gonna go over the top four hottest commercial condo markets right now. So let’s get started on this. What we’re talking about, like I just said, the top four hottest commercial condo markets right now. So what I’ve done is I’ve gone through and I’m basing this all on the amount of sales in the past 12 months. So this is information I’ve personally curated. I’ve pulled from our Mecklenburg County tax data and spent a lot of time poring through it. So that is the source of this information. And let’s get right into it. Oops, real quick I need to tell you I’m Jeff Taylor, a Commercial Broker with NorthGroup Real Estate Inc in the Huntersville Charlotte market. I’ve been a licensed broker since 1991 and lived in Charlotte since 1968. So I know the Charlotte market.

Now, we can get into the warehouses for sale charlotte in NC. So number four is the East Industrial SubMarket. There was one sale. This might be kind of surprising to some people and might be not surprising. So photo here is just a representation of that market. I don’t know if this is the actual sale. I don’t think it is. But anyway, it gives you a feel for that area. So one sale in the East Submarket. So you can see where it is here. There is center city Charlotte, uptown Charlotte. And then it is right over here. I-486 comes up through here, Union County here, Cabarrus County up here, so east, East Industrial market. One sale past 12 months, commercial condo. All right, so number three is actually three slash two because there is a tie. It is a tie between the Airport Industrial Market, which we see right here. Three sales. All right Jeff, well where is that? Makes sense. See Charlotte Douglas International Airport, right there. So that is where that is. So three commercial condo sales in the past 12 months. Other tie was the Northwest Industrial Submarket. Three sales of course there, as well. So let’s see where that is, northwest. Pretty easy to figure out, Northwest Mecklenburg County, right here. Here’s I-77, there’s 85, 485 right there, and there’s 16 going right up the side of Mountain Island Lake. All that is right there. Okay, so number one, the most active, hottest warehouse, let’s say small warehouse, commercial condo market, North Industrial Submarket. This area is really hot. If you’re looking to do some investing or buying, looking in North: Lake Norman, Huntersville, Cornelius. This commercial real estate market is super hot. Okay, so here it is right here. There is 77, here is Lake Norman right here, Cornelius right here, Davidson up here, Huntersville right here. This is a very strong market. And there’s some new products actually being put out out there. So I have some friends doing the work up there and they’re doing a great job. So if you’re looking for a new commercial condo, office warehouse industrial type space, let me know. I’ll connect you. Okay, so let’s just do a recap. So based on the number of sales past 12 months, the commercial condos. One in the East, three Airport, three Northwest, and then five in the North Submarket. And if you’ve been watching my videos for any length of time, there’s always a bonus. This is like my 58th consecutive weekly video. Always a bonus, always a bonus, unless I’m like out on location. You know, don’t do a bonus then. Okay, so what is the bonus? Jeff, give us the bonus. What is the lowest turnover submarket? Or like okay, Jeff there’s just like no activity. What’s going on? Either nobody’s selling or there’s no product. So what is it? Commercial condos, there’s no activity in the submarket. How about this? Boom, it’s almost like a trick bonus question. There are no condo sales in the past 12 months in the remaining nine industrial submarkets. So that’s kind of a trick. So nine of our 13 markets, no commercial condo sales past 12 months, interesting. Okay, cool. I hope you’ve enjoyed this video.
